Market Update

According to the Olshan Luxury Market Report (olshan.com/market-report), twenty-five contracts were signed last week in Manhattan at $4 million and above—sixteen fewer than the previous week. Condominiums continued to lead the market, outperforming co-ops by a margin of 17 to 4, alongside one condop and three townhouses.

For context, last year’s weekly average also stood at twenty-five contracts. Moreover, despite the recent slowdown, the luxury market has already exceeded last year’s total volume of 1,295 contracts. With 1,326 contracts signed year-to-date, 2025 is currently positioned to become the second-strongest year for luxury sales since reporting began in 2006.

Market Update

Fall is in the air, and so is activity in the NYC real estate market. Manhattan listings are up about 20% compared to summer, giving buyers more choices, while contract signings remain strong—11% higher than last year. Brooklyn and Queens continue to shine for affordability, with steady year-over-year growth and plenty of options for buyers.

Pricing in Manhattan is holding around $1.4 million, with the median across the city at $1.1 million. Mortgage rates have eased slightly, giving buyers a little breathing room and helping keep momentum alive. Historically, October listings sell faster than other months, and mid-October looks particularly active—perfect timing for buyers and sellers to make moves before the holidays.

Manhattan is also seeing an exciting trend: office-to-residential conversions. Through August 2025, 4.1 million square feet of office space have been transformed into apartments, including major projects at 5 Times Square and the former Pfizer headquarters. These conversions are helping address the city’s housing shortage while opening new opportunities for buyers and investors.

Overall, the NYC market is dynamic and full of possibilities.
