Market Update

Manhattan recorded 678 contracts last month. Slightly below the seasonal average, this reflects a selective, motivated market—perfect for buyers ready to move on the right homes.

Inventory has dipped, giving well-priced, move-in-ready properties an edge. With fewer options, standout listings are attracting attention quickly.

Prices remain strong: the average sale price is $2.26 million, up 4.4% from last month, with price per square foot holding at $1,576. The luxury market is active, with high-end properties drawing competitive interest.

Neighborhood highlights include Midtown condos seeing median contracts around $1.32 million, while the Upper East Side remains steady at $1.20 million for well-located, turnkey properties.
