Market Update

January typically marks a reset for the New York City real estate market. Activity often slows after the holidays before gradually rebuilding toward spring, making early January an important indicator of buyer intent and pricing sensitivity.

We’re seeing motivated buyers re-enter the market with greater clarity. Many spent the final months of last year observing conditions and are now returning with defined goals—especially for well-priced, move-in-ready condos and co-ops. While inventory remains selective, high-quality listings are attracting attention.

For sellers, this creates opportunity. With fewer competing listings, properly prepared and realistically priced apartments stand out more easily than during the spring surge. Buyers active now also tend to be serious and financially ready, which is particularly helpful for co-op transactions that require extensive documentation and board approvals.

Pricing remains the primary driver. Homes aligned with market expectations are moving, while aspirational pricing meets resistance. Results still vary by building, unit condition, and neighborhood—broad headlines rarely tell the full story.

Market Update

As 2025 comes to a close, the Manhattan real estate market is showing encouraging signs for both buyers and sellers. Median apartment sale prices have risen to $1.225 million, up 7 % from last year, reflecting steady demand and renewed confidence in the city’s top neighborhoods.

Well-positioned, move-in–ready condos and co-ops are attracting strong attention, with buyers responding quickly to homes that are priced right and thoughtfully presented. Price per square foot has climbed to $1,792, a 5 % increase year-over-year, underscoring the value in quality properties that show well and meet today’s buyer expectations.

Mortgage rates have softened slightly, with the average 30-year fixed rate in New York at approximately 6.05–6.40 %, creating favorable conditions for buyers ready to act. For sellers, this means that properties that are thoughtfully marketed and competitively priced are receiving strong interest, often translating to faster negotiations and confident offers.

Looking ahead, we anticipate continued momentum in the $1.5 M–$3 M range, with larger and luxury homes remaining particularly active. For brokers, clients, and investors alike, the message is clear: prepared, well-priced, and well-presented homes are capturing attention, making this an exciting time to engage with the Manhattan market.

Market Update

According to the Olshan Luxury Market Report (olshan.com/market-report), twenty-five contracts were signed last week in Manhattan at $4 million and above—sixteen fewer than the previous week. Condominiums continued to lead the market, outperforming co-ops by a margin of 17 to 4, alongside one condop and three townhouses.

For context, last year’s weekly average also stood at twenty-five contracts. Moreover, despite the recent slowdown, the luxury market has already exceeded last year’s total volume of 1,295 contracts. With 1,326 contracts signed year-to-date, 2025 is currently positioned to become the second-strongest year for luxury sales since reporting began in 2006.
