Market Update: The FARE Act

Now that summer's here, things have cooled off a bit. In June, 972 contracts were signed, down 6.1% from May. But that's still 3% more than in June 2024, so demand is steady, just more selective. July saw a cool off as New Yorkers are taking time to travel and reset.

This last week: July 21-27 in Manhattan, 116 contracts were signed at $1M+, 75 condos, 37 co ops and 4 townhouses.

  • $1M-3M had 84 sales with an average days on market of 84.

  • $3M-5M had 14 sales with average days on market of 159.

  • $5M-10M saw 15 sales with 401 average days on market!

  • The 10M plus sector had 3 sales with 97 average days on market.

Paros Holiday: a Grecian Guide

Greece was absolutely incredible! I went there with my family and some college friends for a wedding, and it just so happened that Paros was named the best island to visit in Europe for 2025 at the same time! It offered the perfect blend of relaxation, exploration, sand, and sun. If you're considering a trip to Greece, make sure Paros is on your list! Here are some tips from my trip:

Summer Travel Tips: During the summer, it gets really hot, so doing physical activities in the middle of the day can be tough. We loved spending our days at beach clubs and exploring the towns at night—that’s my kind of vacation!

Beach Clubs:

  • Cabana Beach Club: This place is stunning, spacious, and located right by the bay. The calm blue waters and comfy day beds make it a must-visit.

  • Crios Beach Club: The DJ here was amazing, turning the beach into a lively party. Plus, they had fantastic sushi.

  • Santa Maria Beach Club: Situated by the ocean, this club offers a great menu.

Restaurants in Paros: Always go for the sunset!

  • Arodo: With a beautiful seaside location, Arodo offers a serene atmosphere and delicious food.

  • Seaporis: A must-visit for seafood lovers, this restaurant boasts a stunning aesthetic. 

  • Barbarosa: Known for its lively vibe with dancing on chairs and napkin parties every 30 minutes.
