Mother’s Day

Every year for Mother's Day I host a big event. Typically, all of my clients and friends bring their kids. This year, I decided to leave the kids at home and hosted a wine tasting. We held the event at a beautiful private dining room in the Park Loggia- a new development where I had recently done some business. To get into the wine with us, I hired The Grape Escape - a dynamic duo who knowledgeably walked us through different types of wine. In my industry, my circle is EVERYTHING. So I really wanted to take the chance to thank all of the mom's in my network. My success is because of you!

Market Report

Cash is flying! Given interest rates are still up, all-cash deals make up a larger portion of the New York City market than at any time on record, accounting for 60% of condo sales in Manhattan this year. “When rates went below 3 percent, cash buyers started to finance their purchases,” recalled Steven James, CEO of Berkshire Hathaway Home Services. In September 2020, when the average 30-year mortgage rate was below 3% for a second month, Manhattan saw fewer all-cash condo deals than any month in recent memory.

The Manhattan luxury real estate market, defined as all properties priced $5M and above, saw 22 contracts signed this week, made up of 17 condos, 4 co-ops, and 1 house. The previous week saw 19 deals. 

Average Asking Price: $8,032,273

Average PPSF: $2,834

Average Discount: 4%

Average Days on Market: 204

Pickleball in NYC

Pickleball continues to gain popularity as one of the fastest growing sports in America, and now it has a new home in New York City. City Pickle has brought 14 new Pickleball courts to Wollman Rink in Central Park.

Spring Activities in NYC

There is no shortage of fun Spring activities to enjoy in New York City. Check out some of these ideas:

1) Cherry Blossom Festival: The annual Sakura Matsuri festival takes place in the Brooklyn Botanic Garden and celebrates the blooming of the cherry blossoms. There are cultural performances, food, and drink vendors, and opportunities to view the blossoms.

Market Report

Although it was less than previous weeks, a healthy amount of new listings were added to the market.

 During the week of March 20 - March 27 there were over 430 new listings to hit the market in Manhattan. The market's overall supply climbed by 2%. 

Based on all traffic at showings and open houses this last weekend, demand fell slightly. We can turn to both 

NYC schools being on Spring break and the nationwide bank issues to explain this pause.

What's Going on With The Banks?

Here's what you need to know and what it means for NYC real estate:

A few large banks that cater to the tech industry have collapsed after a bank run. It’s undeniably reminiscent of the financial meltdown that began with the bursting of the housing bubble 15 years ago. From March 10th-13th the U.S. seized financial institutions after a bank run on Silicon Valley Bank, based in Santa Clara, California. It was the largest bank failure since Washington Mutual went under in 2008. Signature Bank of New York has also been experiencing turmoil- a huge contributor to commercial real estate in New York.

At the same time, the bank industry’s struggles are likely to have a cooling effort on long-term mortgage rates, which had surged back above 7% by some measures as the Federal Reserve teed up more interest rates hikes.

Chen Zhao of Redfin said: “Buyers pounced when rates fell because they’re so volatile right now, which shows that there are plenty of people waiting in the wings for the right time to enter the market.”
